Land Values & ECF Studies

Land value studies are used to determine the land value for the following year. These studies are used to determine if land values for a class or residential neighborhood need to be increased or deceased.

ECF (economic condition factor) studies adjust the assessor's use of the state-mandated cost manual to the local market. EFC compares sales against current values to determine an increase or decrease in value.
